Movers in Dubai, area by area

Access rules in Dubai are local, not city-wide. A Marina tower wants an NOC, a deposit and a reserved service lift. A Palm frond wants the vehicle expected at a controlled entrance and small enough to turn. An Emaar villa community wants approval on file and the truck registered at the gate. That is why this page is a directory rather than a sales pitch: pick your neighbourhood below and you get the permits, timing and access detail that actually applies to your street. For services, pricing and an instant estimate, start on our movers and packers in Dubai homepage.

Short answer

Moving in Dubai, in brief

Moving in Dubai usually requires a move-in or move-out NOC from building management for apartments, or community approval and vehicle registration for gated villa communities, and in towers a reserved service-lift slot. Studio and one-bedroom moves typically start from around AED 800 to 1,500, and villas from around AED 2,500, with the final figure set by home size, packing volume and access rather than distance. Most apartments are completed in four to eight hours and most villas in a day. Month-end is the busiest period city-wide because tenancy contracts end together, so mid-month dates are easier to book.

What makes Dubai different

Four things about moving here that catch people out

Access rules are local, not city-wide. There is no single Dubai procedure. A Marina tower wants an NOC, a deposit and a reserved lift, and may have a basement too low for a standard truck. A Palm frond wants the vehicle expected at a controlled entrance and small enough to turn at the end of a single-lane road. An Emaar villa community wants community approval and the truck registered at the gate. This is precisely why we maintain a separate page for each area rather than one generic checklist, and why the survey asks about your building as much as your furniture.

Volume, not distance, sets the price. Crossing Dubai takes under an hour almost anywhere. What actually drives the cost is how much you own, how much packing you want, and how quickly that volume can physically move through a lift, a corridor or a driveway. It is why an honest mover surveys before quoting, and why a price given over the phone is a guess that tends to grow.

Month-end compresses the whole city. Because residential tenancies run annually and a large share end at month-end, lift calendars, community approvals and moving crews all fill at once. If your contract gives you any flexibility, a mid-month weekday is cheaper in time, easier to book at your preferred hour and considerably calmer.

Summer changes the plan, not the possibility. From roughly May to September the outdoor phases of a move, loading, unloading and anything involving a garden or a garage, are genuinely demanding. Moves still happen every day. We simply start earlier, sequence the outdoor work into the cooler hours and keep the afternoon for indoor setup.

The process

How a Star Edge move works

1. Free survey

Fifteen minutes in person or by video call on WhatsApp, covering the home, the access at both ends and any items needing special handling.

2. Fixed price in writing

One written figure for crew, vehicle, materials, dismantling, reassembly and transit insurance. It does not change on moving day.

3. Permits and scheduling

We file the building NOC or community approval, arrange deposits and reserve service lifts at both addresses.

4. Move and same-day setup

Pack, wrap, load, transport, reassemble and place, then remove every carton and offcut of wrapping before we finish.

Why Dubai residents choose us

What we do differently, and why it matters here

The price holds. Moving-day renegotiation is common enough in this market that customers expect it. We survey properly, write the figure down and absorb the variables ourselves: stairs, lift waiting, floor level, carry distance and time overruns are our cost, not a surcharge added once your furniture is on the truck.

The crew is ours. Subcontracting is widespread in Dubai, and it means the company you spoke to and the people who arrive at your door may have no relationship at all. Every Star Edge mover is our own uniformed, background-checked staff. The team that surveys your home is the team that packs it.

The paperwork is our job. Building NOCs, deposits, community approvals, gate registration and lift reservations are the most common reason a Dubai move loses a morning. We handle them at both addresses, confirmed before the date, so the crew arrives expected.

The house works that night. A move is not finished when the truck is empty. Beds built and made, wardrobes rebuilt, screens and curtains remounted, kitchen essentials to the counter and every carton removed from the property. You can read what customers say on our reviews page.

Practical tips

Moving in Dubai: what to arrange and when

  • Two weeks ahead: book the survey, particularly for villas, and check your building or community move rules
  • One week ahead: request the NOC and deposit details, or file community approval and register the vehicle
  • One week ahead: arrange DEWA disconnection at the old address and activation at the new one
  • One week ahead: confirm the permitted moving hours, many buildings restrict moves to weekday daytime
  • Few days ahead: start clearing the garage, balcony, store room and garden, the most underestimated spaces
  • Day before: set aside passports, documents, jewellery, medication and a first-night bag to keep with you
  • Moving day: aim for a mid-morning load to clear the school run and the commuter peaks in both directions
  • Any time: prefer mid-month dates over month-end, when the entire city is moving at once

Pricing

What decides the price of a move in Dubai

Four variables set almost every quote in this city. Volume leads, because distance across Dubai is short and what you own decides crew size, vehicle and hours. Packing is the largest lever you control, with full packing adding a meaningful share and self-packing reducing it. Access determines how quickly that volume can physically move: lift availability and basement clearance in the towers, driveway space and gate approval in the villa communities. Timing affects availability more than price, with month-end the tightest window city-wide.

What should never affect the final figure is the day itself. Stairs, a slow service lift, a long carry from the permitted loading point or an overrun caused by access are our problem to plan for, not surcharges to add afterwards. For a starting range in about two minutes, use our moving cost calculator, then confirm it with a free survey.

Questions

Movers in Dubai, FAQ

Do I need a permit or NOC to move in Dubai?

In most apartment buildings, yes. Management normally requires a move-in or move-out NOC, frequently with a refundable deposit, before releasing the service lift. Gated villa communities usually require community approval and the vehicle registered with security instead. We identify and arrange whichever applies to your address.

What is the best time of year to move in Dubai?

The cooler months from roughly November to March are the most comfortable, particularly for villa moves where much of the work happens outdoors. Summer moves are entirely workable but we start earlier in the day and plan the heavy outdoor phases before the afternoon.

Do I need to disconnect DEWA before moving?

Yes. Arrange your DEWA final reading and disconnection at the old property and activation at the new one around your moving dates, and keep the tenancy paperwork to hand since it is usually required. It is separate from the move itself, but getting the timing wrong is the most common reason a family spends a first night without power.

Do you move between the Emirates?

Yes, across all seven. Moves from Dubai to Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain are routine, and the full distance is included in the fixed written price with no separate mileage or fuel charge.

How long does a move in Dubai take?

Most studio to two-bedroom apartments are packed, moved and set up in four to eight hours. Three and four bedroom villas usually take a single full day. Larger villas often work better as a packing day followed by a moving day, which we recommend honestly at survey.

Is packing included in the price?

It can be. Full packing with export-grade cartons, bubble wrap, wardrobe boxes and a labelled room-by-room inventory is included when you choose it, or you can pack yourself and pay less. Many customers ask us to pack only the kitchen and fragile items, which is a sensible middle path.

Do movers dismantle and reassemble furniture?

We do, and it is inside the price rather than an extra. Beds, wardrobes, dining sets, desks, gym equipment and garden furniture come apart, travel wrapped and are rebuilt at the new address, with screens, curtains and shelving remounted before the crew finishes.

Is my furniture insured during a move in Dubai?

With us, yes. Star Edge is a licensed UAE moving company and transit cover applies to every job from the old address to the new one. Always ask any mover for licence and insurance details before booking, and be cautious of anyone reluctant to provide them.

What is a fixed price in writing, and why does it matter?

It means the figure agreed after your free survey is the figure you pay, with no additions for stairs, lift waiting, floor level, carry distance or time overruns. In a market where moving-day renegotiation is common, it is the single most useful thing to insist on from any mover you consider.

Do you offer storage between homes in Dubai?

Yes. Handover dates rarely align neatly here, particularly when moving between a rental and a purchase. Our storage is clean, secure and itemised, available for a week or a season, and we handle both legs of the journey so you deal with one company.

Can you move offices and commercial premises?

Yes. Offices, clinics, salons and retail units are moved outside trading hours wherever the building permits, with IT equipment inventoried and transported separately from furniture and reconnected first at the destination.

Which areas of Dubai do you cover?

All of them. We maintain dedicated pages for fifteen Dubai communities covering the specific access rules in each, and we work every other neighbourhood in the city as well. If your area is not listed, message us and we will confirm the details for your building or community.

Do you move on weekends and public holidays?

Yes, within the hours your building or community permits, which many restrict to weekday daytime. We operate seven days a week from 8:00 to 22:00 and confirm your permitted window when the booking is made.

Why is month-end so busy for movers in Dubai?

Because most residential tenancy contracts in Dubai run annually and a large share end at month-end, so tenants across the whole city move within the same few days. Lift slots, community approvals and crews all compress together, which is why mid-month dates are easier to book and calmer to execute.

What should I not put on the moving truck?

Passports, visas, tenancy and vehicle documents, jewellery, cash, medication and anything you will need within the first hour at the new home. Keep these with you personally on every move, with every company. Reputable movers will tell you the same thing.

How do I get an exact quote for my Dubai move?

Send both addresses on WhatsApp and we will book a free survey, in person or by video call, taking about fifteen minutes. You then receive one written figure covering crew, vehicle, materials, dismantling, reassembly and transit insurance, agreed before the date and unchanged on the day.
